Profiling a remoting endpoint

I am hoping to use Profiler to track down a memory leak in a application using remoting. The remoting endpoint is housed in IIS. I've just downloaded a trial and gone through the wizard but it fails to start saying
'Timed out waiting for port 80 on 127.0.0.1 to become available'.
Is it possible for Profiler to analyse an application that uses Remoting?

To locate the log files please navigate to %USERPROFILE%\Local Settings\Application Data\Red Gate\ANTS Performance Profiler 4 .
This log file will help us to investigate further.

Which version of IIS are you using?
As you can try specifying unused port with IIS through Ants Profiler Project Wizard.
Also can you try profiling this application with our ANTS Memory Profiler 5 and ANTS Performance Profiler 5 release candidate builds?
